Deposit & Cancellation Policy
If a disturbance, unapproved event, unapproved party, police presence etc. (But not limited to) will result in the renter and their party being asked to leave, without notice and without a refund.

Deposit:
50% Deposit on all reservations, to hold dates desired. Balance is due 30 days before arrival. If balance is not paid on due date reservation will be cancelled, without refund.
We currently accept ALL Major credit cards. Cash and Checks are NOT accepted at this time.
$500 security deposit may be required for groups over 6 guests.
All nightly and weekly rates are subject to 9% Maine State sales tax. Rates do not include gratuities, which are not expected but greatly appreciated.
Confirmation of your reservation will be made upon the receipt of your deposit, within 5 days of making a telephone reservation. We cannot risk losing a reservation while waiting long periods of time for a deposit.
Cancellation:
120 Days or More before arrival, full refund of deposit. Less $100 administrator fee.
30-59 days before arrival, 50% refund of the deposit.
Less than 30 days before arrival, No refund and no moving of dates to next season/year.
NO refunds on Fall accommodations.
Cancellation due to virus mandated shut down is the same as giving 30-59 days notice.
We do not allow movement of reservations from one year to the next.
Cancellation due to weather/snow, is not refundable. We take the chance of mother nature not cooperating.
Check in/out:
Check in time is 3pm but must arrive before 10pm. (If you will be later please call and advise us.)
Check out time is up to 10 am or before. (Except when other arrangements are made in advance.)
If you are not out by 10 am (check out time), you will be charged an extra night for the number of guests on your reservation. if you are not checked out by 3pm you will be charged for 2 extra nights for the number of guests in your group, plus tax. Unless you have made prior arrangements with the owner. We only have so much time to clean between guest, so please be courteous with the checking out time. We need to make sure our lodge id 100% for the next guests.
Late arrivals and/or early departures leave vacancies that are extremely difficult to fill, on short notice. The lodge has been reserved for you and your group in good faith for the full time that you have requested. Therefore there is no refund for late arrivals or early departures. The deposit you gave us provides assurance to both you and us of your confirmed reservation.
Before you check out, we would have greatly appreciated if you would put all your towels and sheets in the laundry room. Please also put your trash in the garage and make sure dishes are done. Thank you!
Sneaking in Extra Guests:
We really hated to add this into you pricing policy. So we will do our best to explain it when you are booking. Please give an accurate head count and square up before your stay. Due to the overwhelming amount of groups telling us they only have six in their group and showing up with way more people, without prior authorization. We are going to have to implement a 20% sur charge penalty for your stay with the accurate group count!! For those of you who try and cheat a small business. We have security cameras for your safety and ours. The security cameras do not lie! Our pricing id based on six people or less, over six is an extra cost per person. (Pricing sheet explains this) Also kids 6-16 are $40 a night/$200 a week. So do not forget to tell us about them either. When you show up with 10+ people and you only booked for 6, there is a problem! We also need a correct headcount in case of fire or any other emergency to make sure that everyone is accounted for We spend a lot of time, energy and maintenance, to make the Lodge an amazing place for you to relax at! For you to take advantage of us is not fair! We do not take it lightly. If you try and cheat us you , may just be black listed, from coming back and that is a shame. WE know you love staying at the Lodge.
Lodge Rules
To help us respect our neighbors, we respectfully ask that there be quiet hours between 10:30 p.m. and 7:00 a.m. We also request that you respect our neighbor’s wishes and do not go on their posted land or in their field in front of their camp.
The lodge is non-smoking, non-vaping and drug-free environment We thank you in advance for respecting our wishes. If you do need to smoke there are designated smoking areas. Please also put your butts in the cans provided and not on the ground.
